Where Foam Earns Its Cost
Spray foam insulation goes on as a liquid, expands into every crack and cures in place, so a single layer both insulates and stops air. Around Allegan, that matters most at the rim joist and sill of old houses, on fieldstone and block basement walls, in crawl spaces under additions and cottages, at the roofline of finished attics, and on the steel of pole barns and shops.
Closed cell vs open cell
Closed-cell foam cures hard. HomeGuide lists it at R-5 to R-7 per inch; it slows vapor at normal thickness and does not soak up water. That makes it our usual pick against masonry, on rim joists and on steel. Open-cell foam is soft and light, about R-3.5 to R-3.7 per inch, lets vapor through and costs less per inch. It is used under roof decks in planned sealed attics and in interior walls for sound.
Old houses and foam
In a pre-1940 house, foam is best where it can reach clean framing or masonry: the rim joist, the top of the foundation, open attic kneewalls and any walls opened during a remodel. For closed plaster walls, dense-packed cellulose is usually the better tool. Balloon-framed houses also need their open wall cavities blocked at the top and bottom, and foam does that well.
Cottages and seasonal homes
Cottages near the lakeshore often sit on piers or shallow crawl spaces and were built for summer. Closed-cell foam on the floor or crawl space walls, plus a sealed attic, is what makes them usable in October or year-round.
Getting ready
We cover floors and belongings, mask fixtures and ventilate. HomeGuide advises staying out of the house at least 24 hours while foam cures. Exposed foam in living spaces, basements, garages and barns usually needs a thermal or ignition barrier, which we include in the plan.

Spray Foam Insulation Questions
Can spray foam go on a fieldstone foundation?
Yes, closed-cell bonds to stone and fills the many gaps, as long as the wall is not actively wet.
Is spray foam good for a lakeshore cottage?
Often, especially on floors over crawl spaces and on rim joists, where it makes the cottage usable in cold months.
Do I need to leave the house during spraying?
Yes. HomeGuide recommends staying out at least 24 hours.
Will foam hide problems in an old house?
It can, which is why we check wiring, leaks and rot first.
