The Attic Comes First
Attic insulation is usually the first upgrade we suggest for an older Allegan home. Warm air rises through gaps around chimneys, plumbing stacks, light fixtures, the attic hatch and the tops of walls, then melts snow on the roof and forms ice dams at the cold eaves. Many old attics have a few inches of rock wool or nothing at all.
The targets
Michigan's code table lists R-38 for ceilings in Zone 5. The DOE recommends R-60 for an existing attic with little or no insulation, or adding R-49 on top of 3 to 4 inches. Consumers Energy's rebate page has tied its attic rebate amounts to the final R-value.
Seal before insulating
We seal top plates, wire and pipe holes, chases and chimneys (with proper clearance materials) and the hatch. Balloon-framed houses also need their open wall tops blocked, or warm air keeps pouring up from the basement through the walls.
Blown-in, dense-pack or foam
For an open attic floor, blown-in cellulose or fiberglass over a sealed ceiling is the cost-effective choice. In 1½-story houses with kneewalls and short sloped ceilings, foam or dense-pack is often the only thing that fits.
Bath fans and frost
Bath fans that vent into the attic dump moist air that freezes on the roof nails and drips in spring. We duct them to the outside during attic work. Recessed lights get covers or sealing so they stop leaking warm air.
